Three AR scenarios

Real estate AR applications cluster into three scenarios, each answering a different question.

  • On-site AR: pointing a phone or headset at the empty plot and seeing the future building in place — answers "what is coming here?" on the land itself
  • Tabletop AR (virtual scale model): an interactive model projected onto the sales-office table, rotatable and openable floor by floor — continues where the physical model goes static
  • Room-scale AR: experiencing a unit's true-size layout in an empty space through a headset — gives spatial feel before a show apartment exists

AR versus VR: the social context

The technical difference is overlay versus immersion; the commercial difference is social context.

A buyer in a VR headset is cut off — they cannot see their partner or the representative. In AR the real world stays visible: three people looking at a virtual model on the table keep seeing each other, talking, and pointing at the same thing.

That fits the nature of a sales meeting better. VR's strength is single-person spatial perception; AR's strength is shared reference and continuity. They are not rivals but tools for different moments.

Headset hardware today

The AR glasses market is still maturing, and sales-office planning should reflect that.

Passthrough headsets — devices that show the real world through high-resolution cameras (the Quest 3 / Vision Pro class) — are the most mature option today, carrying both VR and AR scenarios on one device. Lightweight optical AR glasses are not yet at presentation quality due to field-of-view and brightness limits.

The practical conclusion: invest in content, not headsets. A properly built digital twin serves phone AR, tabletop AR and headsets from the same source. Hardware changes; content remains.

  • Phone/tablet AR: widest reach, no installation — site and listing scenarios
  • Passthrough headset: the most mature glasses experience — sales-office deepening
  • Lightweight optical AR: improving; if content is ready, you are ready when hardware arrives

The content source is still the digital twin

AR experience quality is bounded by the quality of the model being overlaid. A building shown on site in the wrong position or scale reverses the effect.

AR should therefore be planned not as a separate production item but as an output format of the digital twin. The twin produced from approved project data is served to screens, browsers, VR and AR from the same geometry — produced once, distributed to every channel.

When AR — and when not

AR is strongest for land sales and early-stage projects (answering "what is coming" when nothing is built), for fairs and overseas presentations where a physical model cannot travel, and in the period before a show apartment exists.

There are also cases where AR adds little: if the project is already walkable on a large screen and the meeting happens in the sales office, a tabletop AR model often adds no value over the screen experience. Choose by the buyer's sticking point, not by tool count.
