Panorama chain versus walkable environment

A 360° tour links spherical images captured or rendered at specific points. At each point you can look around; between points you cannot walk — the jump animation creates the illusion that the space in between exists.

In a walkable 3D tour the entire environment is real geometry. You can stop mid-corridor, step onto the balcony and back, walk behind the kitchen counter. Viewpoints are infinite because frames are not pre-captured — they are computed live.

The difference lands directly on the buyer: in a panorama you see "the places shown"; in a walkable environment you see "the places you wonder about". A buyer following their own question is exactly what a sales conversation needs.

The decisive difference for developers: no building required

Scan-based tour platforms photograph existing spaces. For a completed apartment they are quick and effective — but for a project that has not been built, there is nothing to scan.

A walkable tour is produced the other way around: from the project's approved data (DWG, RVT, IFC). It therefore exists precisely when developers need it most — during off-plan sales, when there is no physical building to show.

This is the structural gap in the market: most of what ranks and sells as "virtual tour" serves finished spaces. Unbuilt projects need a modelled, real-time environment — which is what MTWIN produces.

Browser delivery: access without installation

The second factor deciding a tour's commercial value is access. The most impressive tour is worthless where the buyer cannot reach it.

The modern answer is browser delivery: the buyer clicks a link and the walkthrough starts on phone, tablet or desktop — no installation, no app download, no account. For an overseas buyer this removes the final barrier to evaluating the project.

What turns a walkable tour from a marketing asset into sales infrastructure is its connection to inventory.

An unconnected tour "shows the project"; a connected tour "sells units". The buyer taps the apartment they liked while walking; type, area, aspect, price and availability appear on the same screen. A sold unit never shows as available; the price list never goes stale.

Where it makes the most difference

The tour's contribution is proportional to how much the buyer cannot otherwise see.

It is highest on unbuilt or under-construction projects, where the tour is the project's only experienceable form. Multi-type, multi-storey schemes add personalisation value: every buyer walks their own unit. For projects targeting overseas buyers, browser access alone is decisive.

On completed, single-type small projects a physical visit is possible and the tour's contribution stays at the marketing level — invest accordingly.
