Six factors that determine cost

These six headings account for the effort behind any digital twin proposal. Most of the variance between competing quotes hides in scope differences here.

  • Area modelled: exterior only, or shared amenities and sample units too — and how detailed are surroundings and landscape?
  • Visual quality: presentation grade, or photoreal to the point where material texture reads clearly?
  • Interaction depth: free navigation only, or unit selection, material switching and daylight simulation as well?
  • Data integration: does the twin stand alone, or bind to live inventory, pricing and customer data?
  • Delivery platform: desktop application, browser version, cloud streaming — or several of these?
  • Update model: a one-off delivery, or updates and support running through the project's sales life?

Line items that quietly inflate budgets

These are routinely omitted at proposal stage and surface later as additional cost. It is worth asking explicitly whether each is in scope.

  • Cleaning and restructuring incomplete or inconsistent CAD data
  • Re-modelling caused by changed project decisions
  • Modelling surrounding buildings and site topography
  • Hardware and screen installation for the sales office
  • Multilingual content production and voiceover
  • Post-delivery updates and new phase additions

How to structure the budget

Treating a digital twin budget as a single marketing line item produces worse decisions than treating it as sales infrastructure investment.

One practical approach: assess it against the scheme's total sales revenue and calculate how many additional sales cover the investment. On high unit-value schemes that number is usually small.

A second approach is comparison against existing spend. Show apartments, scale models, render sets and trade-fair stands are already budgeted. A digital twin can displace some of these or extend their useful life.

Starting with a narrower scope

Where budget is constrained, the right move is to narrow scope rather than lower quality.

For example, a first phase can cover exterior and unit selection only, deferring interiors and material switching. Similarly, browser delivery can be deferred so the first deployment covers the sales office alone.

The advantage is that the underlying structure is built once; later additions do not require production from scratch.
